Information Tenants Need to Know About Repairs and Maintenance
What We Cover
Sunshine-Warren Homes provides repair and maintenance services at no cost to its tenants for items and fixtures that come standard with our homes, providing that the services rendered are for issues not caused by tenant negligence, abuse, or destruction.  

Examples of items we will repair, maintain, or replace include:​
  • HVAC (furnace, central air, water heater)
  • Electrical service (main box, internal wiring, etc.)
  • Structural components (siding, gutters, roof, etc.)
  • Plumbing (major issues only)
  • ​Termite and other major pest control (no bedbugs)

Sunshine-Warren Homes will also replace most items that come with its rental properties when normal wear and tear warrants such attention. Normal wear and tear is the expected decline in the condition of an item due to normal everyday use. It is deterioration that occurs in the course of living in a property. It is not caused by abuse or neglect. ​

Only Sunshine-Warren Homes can make a determination as to when an item needs to be replaced due to normal wear and tear. 
Tenant Maintenance Responsibilities
If you are a tenant of Sunshine-Warren Homes, it is your responsibility to ensure your home is properly maintained. Accordingly, if an item is in need of maintenance or repair and it came with the home you are renting, you must contact Sunshine-Warren Homes as soon as you become aware of the problem. 

​Tenants bear the cost of any repairs or maintenance needed for all personal items (furniture, televisions, small appliances, etc.) they bring into - or onto - the rental property.

IMPORTANT - Tenants also bear the cost for any item provided by Sunshine-Warren Homes that needs repairs or replacement due to tenant negligence, abuse, or destruction. 

​Examples of negligence, abuse, or destruction that are often "tenant-related" include:
  • Damaged or excessively dirty flooring
  • Drains clogged with hair or foreign objects
  • Holes or other major damage to walls or ceilings
  • Broken windows, doors, or other fixtures
  • Damage caused by pets.

Request Maintenance

Please fill out and submit the following form to schedule a maintenance call. Provide details of the service requested and days/times you are available. Our maintenance staff will respond within two to three business days.  
    Please let us know the details of your request. Our maintenance manager will respond as soon as possible to schedule an appointment.

Emergencies

If your maintenance issue is an emergency and requires immediate attention, please call our office. We will do our best to respond as quickly as possible. Examples of emergencies include:
  • Sewer line clog causing flooding in house
  • Major structural damage (internal or external) that poses immediate threat to safety
  • Storm damage that poses immediate threat to safety​ ​
