WHAT you can expect from us
We are committed to providing our tenants with structurally safe houses and to ensuring that all covered repairs (see the Request Maintenance page for a list of what we cover) are completed in a timely manner. Sunshine-Warren Homes staff members may, from time to time, conduct inspections of our houses. To respect the privacy of our tenants, however, we will always provide reasonable notice of an inspection or any other need to enter a house. Finally, we will comply with Federal, State, and local housing laws as they pertain to accepting and processing rental applications; we will do the same for evictions and other activities related to occupancy of our houses.
What we expect from you
In return for providing a safe house for you and your family, we expect you to:
- Make on-time rent payments
- Provide a pet deposit (if applicable)
- Limit the occupancy of your house to immediate family members (some exceptions may be made)
- Not sublet (rent out) house to a third party
- Keep inside and outside of your house clean
- Keep all utilities connected for the duration of your rental contract
- Be a peaceful resident and notify Sunshine-Warren Homes or local authorities if you notice any illegal activity
- Conduct basic maintenance when needed (for non-covered issues)
- Contact Sunshine-Warren Homes in a timely manner for covered maintenance issues
- Seek approval from Sunshine-Warren Homes prior to painting or wallpapering
- Be available for scheduled inspections and other needed access (with notice) to your house
- Refrain from parking automobiles, motorcycles, or any other vehicles on your lawn or areas other than your driveway
- Refrain from any activity that violates Federal, State, and/or local laws and ordinances
